If you’re thinking about buying a home in a golf or country club community here in Phoenix, there’s something almost nobody tells you until it’s too late: the club can be a bigger financial decision than you budget. I’ve watched buyers fall in love with a home and get blindsided by what comes with it. So before you buy, let me show you what I’ve learned.
What most people don’t realize is simple. For over 40 years I have lived in a golf community myself , so none of this is theory for me; it’s my everyday life, and it’s become my specialty. When you buy a home in a place like Blackstone or Silverleaf here in the Valley, you’re not just buying the house. You’re stepping into a whole second financial world called the club, and it works nothing like buying a home. There’s a membership to join, and depending on the community, that can run anywhere from sixty thousand dollars, all the way up to several hundred thousand at some of the most exclusive clubs, and at certain places that money is completely non-refundable. Then there are the monthly dues on top, which at some clubs have climbed dramatically over the years. And in many of these communities, if you don’t join the club, there are almost no amenities for you. The club is the lifestyle, which makes it every bit as important as the house.
The club is a separate financial decision, and a big one. When you’re budgeting for a golf-community home, the purchase price is only part of the picture. There’s the upfront cost to join, the monthly dues that can run well over a thousand dollars, and the reality that those costs continue for as long as you own the membership, much like the ongoing HOA obligations every Valley buyer should understand before they sign. I’ve seen people stretch to buy the house, then realize the club costs were never in their budget, and suddenly the dream is far more expensive than they planned. If you’re buying in one of these communities, you have to look at the house and the club together, as one total picture, before you fall in love, not after.
Not all memberships are created equal. This is where the differences can cost or save you a fortune. Some clubs offer an equity membership, where you get a good portion of your money back if you leave. Others are completely non-refundable, so the day you walk away, that money is simply gone. Some communities have waitlists years long, and at certain clubs you have to put your money up just to sit on that list, earning nothing, waiting for a spot to open. And because many of these clubs are member-owned, when something major needs replacing- the course irrigation or the clubhouse systems- members can be assessed for it, sometimes a large bill nobody saw coming, the same kind of special assessment that can hit any HOA. None of this shows up in the listing. You only know to ask if you understand how these clubs actually work.

Tell me one course would bore you, and you want a club with two, and I can point you straight to it and tell you the real story behind it. That’s the difference between guessing and knowing. When the club is this big a part of the decision, you don’t want an agent who just sells you the house.
Come in as a prepared buyer, not a hopeful one. So if you’re thinking about buying or selling in a golf or country club community anywhere, don’t do it blind. The club is too big a piece to figure out on your own after you’ve signed, and the buyers who get it right are the ones who walk in prepared and serious from the start.
