What should you know about the Phoenix housing market as a potential seller?

Not every home is moving quickly right now, but the market is still active. Closings are holding steady compared to last year, and contract activity suggests we could see more sales over the next four to six weeks. The market is improving, but it’s doing it slowly.

Here’s what that means for sellers today.

This is a price and location-driven market. Certain parts of Phoenix are still moving fast, and the numbers tell the story. Single-family homes under $400,000 in the West Valley? It’s a frenzy. The $400,000 to $500,000 range in the Southeast Valley is very active. And homes in the $600,000 to $800,000 range in the North Valley are leading the way. But in other areas and price points, the market can feel more balanced or even slow. That’s why where your home is located and how it’s priced really matter right now.

Condo and townhome sellers need a strong strategy. Inventory is up 11%, and smaller units, especially those under 1,100 square feet, are facing strong competition from new apartment communities. These apartments are offering incentives and lower rents, which adds pressure on smaller condo and townhome sales. If you’re selling in this segment, strategy is critical.

The luxury market is having an outstanding year. Sales over $3 million are up 26%, and high-end buyers are very active. This part of the market is performing strongly compared to others, and it’s one of the brightest spots in the Phoenix market right now.

The bottom line. The market is improving, and buyers are still out there. But success today isn’t automatic. It comes down to pricing right, positioning right, patience, and condition. Those are the things that matter most right now.
