Here’s what we’re seeing in our latest market update.

Today I’d like to give you an update about what’s been going on in the Phoenix area real estate market.

In November, we had 18,521 active listings, which is an increase of 2.4% from last year. Listings under contract were down about 14.1% at 8,448. The monthly median sales price was at $262,000, an increase of 6.1% year to year.

Interest rates and prices in the area have both gone up, creating somewhat of a pause in our market. The craziness of the Arizona elections also seemed to have overwhelmed many.

The number of homes that closed was 7,256, down 2.4% from last year.

The fourth quarter is a little slow this year. At a recent RE/MAX conference, I learned that a lot of West Coast cities are seeing slowdowns as well, and some have even experienced price drops. Since this conference, I’ve been paying more attention to the number of homes that are seeing reductions in price. What I’ve found is that we’re seeing over 50% of homes undergoing price reductions. 

If you’re a buyer, it’s a great time to buy a house. You’d have less competition this month, as the month of December sees the fewest home sales of the year. Waiting until March could mean dealing with more competition, multiple offers, and bidding wars.

If you’re a seller, know that there’s less inventory currently. We’ll see more inventory after the new year, but there will also be more competition with other sellers.

Our month’s of supply is at 3.1, which means that if no new listings were to come on the market, inventory would run out in 3.1 months. The listing success rate is at 78.1%, which means 21.9% of homes go unsold. If you or someone you know wants to sell a home quickly, we have investors who can buy homes within 24 hours.
